Room in a 100m2 shared apartment in Asnières

Good morning !
Our roommate Sam is leaving us to live with his girlfriend, so a room is becoming available in our apartment and we are looking for someone to take it over from July 1st.
The apartment:
Ideally located in the Mairie district of Asnières-sur-Seine, 800m from the Gabriel Péri metro station (line 13) and 750m from the Asnières train station (Transilien J & L), offering quick access to Paris and at La Défense.
The neighborhood has many local shops, everything is within walking distance: mini-markets, bakeries, cafes, restaurants, butcher, greengrocer, wine merchant, cheese shop, pharmacy. Furthermore, the apartment is close to Place des Victoires where a market is held every Thursday and Sunday morning.
The apartment is on the 2nd floor (no elevator), bright, with windows on both sides, and retains its original charm with parquet floors and moldings. It comprises an entrance hall with storage, a living room, a large, fully equipped kitchen, three bedrooms (including the one that will soon be available), a small room that can be used as a guest room (ideal for occasional visitors) or for drying laundry, two bathrooms (one with a shower, the other with a bathtub), and a separate toilet. Each window also has a small balcony.
The room we offer is 10 square meters and unfurnished. It is bright and has a large double-glazed window overlooking a quiet street. The room is equipped with a large closet and a large wall-mounted shelf. Perfect for storing plenty of belongings.
A little twist: this room is the only room in the apartment with carpet, I promise it's very soft underfoot in the morning, perfect for a successful cozy experience.
The apartment is already well-equipped (oven, fridge, washing machine, TV, sofas), so apart from your bedroom, you shouldn't need to bring anything in terms of furniture or appliances. Note that the roommate who's leaving will be taking some of their belongings with them (dishes, small appliances, decorations, etc.), so there will probably be a couple of small things to buy or add to over time.
Your future roommates:
Rémi: 29 years old, adventure journalist, he occasionally travels to the other side of the world to do reports.
Théo: 31 years old, consultant, working almost entirely remotely, he constantly goes back and forth between his PC and the coffee machine
We like the following things: exhibitions, cinema, doing sports (running, climbing, gym), cultural programs such as "Love is in the Meadow", concerts, techno parties, football (well, only Rémi).
Everyone lives at their own pace and as they see fit, as long as we live together in a friendly and respectful atmosphere. That said, we also enjoy spending time together, watching a movie or a series, going for a drink, or sharing a meal. We also like the apartment to be clean and pleasant to live in, and we all naturally participate in maintaining the common areas.
The administrative side:
This is the least fun part; you'll need to meet these criteria to satisfy the owner:
– Net monthly income of at least 3 times the rent amount
– Permanent contract preferred, but open to other situations
– Guarantors whose net income covers at least 3 times the rent, or the Visale guarantee
Note that this is a joint lease that is to say a CONTRACT a single agreement signed by all roommates, which makes us collectively responsible for the payment of rent and charges.
Each roommate monthly payments: rent of €775.5 (including charges) + approximately €63 for energy (gas & electricity), plus current expenses (internet box, home insurance, cleaning products, toilet paper, etc.).
No feesagency (To be confirmed). Just a deposit to pay upon arrival, which you'll get back upon departure:
